TMM Company History
TMM Company was founded in the form of a Limited Liability Company. Initially the company and its departments were involved in real estate construction, trade of energy-generating equipment, realization of projects in the energy, machinery, agriculture, banking, insurance and other sectors. Recently TMM Company was restructured; as the result all non-core activities of the Company were separated.
TMM began the construction of its first project - residential-office complex in Kyiv.
TMM launched its first purely commercial property project of class B.
TMM founded a department of post-construction utility services, which provides services to 11 projects, constructed by TMM, and other projects. The department provides complex maintenance of all engineering systems and equipment, current and capital repair of buildings, cleaning and security of complexes, landscaping and planting in outdoors territory.
TMM founded an architectural and design bureau, the main purpose of which is to maximize the comfort and aesthetic integrity of the objects, constructed by the Company. Today the architectural and design bureau also performs individual orders of the clients on design and planning of interiors. TMM purchased a concrete plant in Kyiv in order to supply its own projects with concrete. TMM finished the construction of its first residential project of premium class in Kyiv.
TMM took part in the reconstruction of Bessarabska Square (Kyiv) and construction of the retail-office complex Mandarin Plaza.
The Company started its construction activities in Kharkiv. TMM started the construction of the first in Ukraine intellectual residential complex Triumph in Kyiv with the implementation of the latest modern technologies of monitoring and management of the building "life".
TMM further develops the segment of commercial property, the retail-office-entertainment complex KOMOD of the class B+ at Lunacharskogo Str., 7 (Kyiv). The Company issued corporate bonds in the amount of about USD 9 000 000.
In order to implement energetic program TMM founded CJSC TMM-Energobud, which is involved in construction of energy generating substations independent energy supply in the buildings.
The Company began the construction of the first deluxe residential complex in Kharkiv. TMM entered Zhytomyr real estate market and increased its presence on the Crimea market. TMM started creation of the full-scope engineering centre, which will conduct all engineering works on the stages of development, construction and post-construction utility. TMM began the construction of Sonyachna brama complex with the total area of 234 thousand sq m - first ultra-modern residential-office complex with developed social infrastructure: park, playground, recreation area, supermarket, cafe and restaurant, office premises.
General Director of TMM Company Mykola Tolmachov was elected the Deputy Presidium Chairman of the Construction Chamber of Ukraine. The company attracted over $105 mln as a result of placement of 13.11% of its shares on the Frankfurt Stock Exchange and about $33 mln in the course of private issuing of the bonds. TMM Company puts into operation 6 projects of residential and commercial real estate in Kyiv and Kharkov with the total area of over 91 thousand sq m.
TMM puts into operation Triumph premium-class residential complex with the total area of 68,000 sq m at 59 Zverinetska st, Kyiv. Triumph complex, in which TMM realized the concept of an "intellectual building" for the first time in the Ukrainian high-rise residential construction, was named "Best high-rise development of Ukraine" according to CNBC Europe & Africa Property Awards 2008. TMM Company puts into operation its Topaz business-class residential project at 4, Chernovola st, Zhytomyr - the first business-class residential project in the city and the first one with an underground parking. TMM Company timely and in full redeems its C-series interest-bearing domestic bond issue to the total amount of UAH 15 million. TMM Company finishes a two-year program of construction machinery park modernization having renewed around 75% of the vehicles and invested USD 8 million. TMM takes part in a charitable project aimed at supporting large families - "Warm a child with love"- initiated by the President of Ukraine.
TMM Company puts into operation Flamingo premium-class residential complex at 13 Bakulina st, Kharkiv. Flamingo is the sixth project completed by TMM in Kharkiv. TMM continues construction of 6 other residential projects in Kyiv and Kharkiv meeting its obligations to the investors into these projects. TMM named among "10 most active construction companies in 2009", a rating of general contractors conducted by Building Business magazine. TMM Company timely and in full redeems its D-series interest-bearing domestic bond issue to the total amount of UAH 180.6 million. TMM Company and Sport Life Group announce strategic partnership to develop a chain of fitness centers as part of infrastructure in TMM’s residential projects. TMM Company’s subsidiary, TMM-Energobud, launches a new production facility for production of high-pressure steam pipelines for thermal and nuclear power stations (Malynivka, Kharkiv region). No similar industrial complex has been built on the territory of CIS or Europe before – one facility comprises the full cycle of pipeline production and mounted inductive pipe-bending machines for the pipes with the diameter up to 1200 mm. TMM Company’s brand was named the most expensive construction brand in Ukraine according to the results of the "Guard of Brands" rating, the joint project of 'Galytski Kontrakty' Publishing House and Ukrainian Rating Agency. According to the rating, the value of the TMM Company’s brand amounted to UAH 730 million.
TMM puts into operation record 120,000 sq m of residential real estate. First phase of Sonyachna brama residential complex (Lomonosova str.) as well as Aviator residential complex (Komarova ave.) are commissioned in Kyiv; Carat (Potebni str), Edelweiss (Olympiyska str.) and first phases of Green Town (Akhsarova str.) and Cascade (Kuznechna srt.) are commissioned in Kharkiv. TMM acquires Ultra premium-class residential complex in Kharkiv following its strategy of acquisition of unfinished and potentially cash generative projects matching the company’s quality standards. Kharkiv division of TMM joins regional Construction Industry Council in Kharkiv region. Carat complex (Potebni str., Kharkiv) named Residential Complex of the Year in Ukraine according to CP AWARDS 2010, national awards in real estate.
TMM Company puts into operation new buildings of TMM-Yalta resort complex located at 16 L.Ukrainky str., Yalta, the Crimea. TMM Company and Kyiv Taras Shevchenko National University confirm their partnership in realization of Sonyachna brama project, a large-scale residential complex at 73-79 Lomonosova str., Kyiv, by signing a new version of the investment agreement thus laying basis for effective cooperation in realization of 2nd, 3rd and 4th phases of the complex. TMM signs an agreement with JSC Oschadbank increasing the company's credit limit by UAH 500 million for completion of the 2nd, 3rd and 4th phases Sonyachna brama residential complex in Kyiv. TMM Company in partnership with JSC Oschadbank starts a loan program for buyers of completed properties in TMM's projects in Kyiv and Kharkiv – a 20-year 12% rate mortgage in local currency - the terms being among the most attractive on the Ukrainian mortgage market in 2011. TMM’s project in Kyiv, Sonyachna brama residential complex, named among the winners of European Property Awards 2011 in the category of Residential High-rise Development in Ukraine. European Property Awards is part of the International Property Awards, which is now in its 17th year and has become recognized as the highest standard of excellence throughout the global industry.
